The 138 rooms start at 17 sqm — standard Japanese business sizing, but the 2021 fit-out makes a real difference: pale wood panels, dark grey accents, and clean lines that feel noticeably more current than older hotels at this price. Bedding uses a Pocket Coil mattress. Every room has free Wi-Fi, a refrigerator, a flat-screen TV, a coffee maker, and a Japanese-style deep soaking tub separate from the shower (double and family rooms). The cleanliness score is 9.4/10 — the highest on this list — and it shows.
Food and amenities
The hotel's defining amenity is the Komeiseki Onsen — a large communal bath using semi-natural water with minerals drawn from deep underground. It is not a 100% volcanic hot spring, but it shares the core properties of an urban onsen: the bath runs at 40–41°C, there are pre-bath shower stations, towels and yukata are provided, and the baths are gender-separated. Hours are 15:00–02:00 and 06:00–10:00, free for all staying guests. Guests consistently say they booked specifically because of this. The real advantage of the Nippori location is the Keisei Skyliner: board at Nippori and reach Narita Airport in 36 minutes direct. From Nippori to Ueno on the Yamanote takes 4 minutes (fare: ¥140, about $1). The hotel is also the natural starting point for a walk through Yanaka Ginza, the area's old shopping street.

The Komeiseki Onsen closes overnight from 02:00 to 06:00 — guests returning very late will miss it. Rooms are standard Japanese business size at 17 sqm, so if space is the priority, look at rank 4 (Art Hotel Nippori Lungwood, rooms from 22 sqm). Breakfast is generally not included in the base rate — confirm at booking and add it at the front desk if wanted. The hotel is closest to Nippori, not Uguisudani, so plan transit routes accordingly.
