In-Depth Review
Rooms and decor
Picture a pink-tuff building in classic Armenian style standing on Amiryan Street, one of the more characterful roads in Kentron — that's the first impression at Holiday Inn Yerevan – Republic Square by IHG. The original structure is a Soviet-era building faced in pink tuff, the local volcanic stone that earned Yerevan the nickname Pink City. IHG partnered with the owner to restore the whole thing and reopened it as a Holiday Inn in 2019, keeping the classic lines and adding clean modern interiors. The lobby runs high and open in warm cream-and-brown tones, with a sitting area and the Republic Bar & Lounge that becomes the guest meeting point each evening. Open a room door and you get the simple, reliable Holiday Inn look — soft bed, crisp linens, a work desk with plenty of outlets, a flat-screen TV, and a light-tiled bathroom that isn't fancy but is well kept.
Food and amenities
The hotel has 99 rooms, running from Standard and Superior to Executive and a Suite for anyone after more space. Reviews keep coming back to the high ceilings, kept from the historic layout, which make the rooms feel airy even when they're compact. Front-facing rooms look out over little Amiryan Street and the cafes and warm lights below. Breakfast is a buffet in the ground-floor dining room, and it mixes real Armenian food — pancakes, fresh cheese, lavash bread, herbed olive oil — with a full European spread of eggs, bacon, cheese, fresh-baked bread and seasonal fruit; plenty of guests call it better value than the room. There's a 24-hour fitness room and a concierge who'll set up local trips, but no pool.
Location and getting there
Location is really the heart of this place — walk out of the lobby, cross Amiryan Street, and you're at Mashtots Park, the central-city park that on weekends hosts the Vernissage market selling Armenian rugs, silver, carved khachkar cross-stones and local crafts. About 5 minutes further on is Republic Square, the central plaza ringed by grand pink-tuff buildings, where dancing fountains run to classical music after dark. Not far off is the Cascade Complex, a giant stairway lined with contemporary art that opens onto a panorama of the city with Mount Ararat behind it. The Opera House and the cafe-lined Northern Avenue are all within a few blocks, so a real Yerevan trip barely needs a taxi. Zvartnots Airport (EVN) is about 12 km out, a 20–25 minute drive — GG Taxi or Yandex Go is easier and cheaper than grabbing a cab at the terminal.
Things to know before booking
Straight talk to help you decide. The thing reviews flag most is room size — more compact than the Holiday Inn standard in bigger cities, because the historic layout had to stay. Two or three large suitcases, or a family of four in one room, will feel it; the fix is a Superior or Executive for more space, or a connecting room for families instead of an extra bed. Next, there's no pool, and the gym is fairly small with basic cardio and dumbbells, so serious gym-goers may want to look elsewhere — if a rooftop pool is non-negotiable, this isn't it. Rooms facing Amiryan Street can be noisy some nights, especially Friday and Saturday, from traffic and late-opening restaurants; light sleepers should ask at check-in for a room facing into the building or on a higher floor. Finally, a few reviews say Wi-Fi speed is inconsistent by floor — if you have important video calls, test it in the room first.
Our take
After reading through thousands of real reviews on Agoda, Booking and TripAdvisor — where it currently sits at #2 in Yerevan — Holiday Inn Yerevan – Republic Square by IHG is the most sensible 4-star for travelers who want to stay in the heart of Kentron, in a historic building with character, without paying 5-star rates. Starting around $80 a night, it's strong value for what you get: a 5-minute walk to Republic Square, warm Armenian-host service, and a breakfast that balances local and European. It suits couples and easygoing travelers who want to walk the city and photograph Armenian architecture, plus business travelers who want reliable IHG standards at a friendly price. If your trip hinges on a rooftop pool and a loaded gym, this may not be the answer. But if you want to wake up, cross to Mashtots Park for a coffee among locals, then stroll to Republic Square the same evening, it's the most well-rounded base in Yerevan. Overall we give it 8.9/10.

The Honest Verdict — pros & what to know
- Central Kentron location on Amiryan Street — about a 5-minute walk to Republic Square and right next to Mashtots Park.
- A historic pink-tuff building that IHG renovated in 2019, so it reads classic-meets-modern with high ceilings that keep the rooms from feeling boxed in.
- Service is the thing reviews praise hardest — warm Armenian hosts who'll flag a taxi and thoughtfully steer you toward a Garni or Sevan day trip.
- The breakfast buffet covers real Armenian food like pancakes, local cheese and herbed olive oil alongside a full European spread.
- Rates start around $80 a night — the best value among central 4-stars — and it currently sits at #2 on TripAdvisor Yerevan off thousands of accumulated reviews.
- Rooms are smaller than the Holiday Inn standard in bigger cities because the historic building's layout had to be preserved. Travelers hauling two or three big suitcases may feel the squeeze.
- There's no pool, and the fitness room is fairly small with limited equipment, so anyone planning serious workouts may come up short.
- Rooms facing Amiryan Street can pick up traffic and late-night restaurant noise on weekends — if you're a light sleeper, ask for a room facing into the building.
