Superior rooms start at around 22 sqm, done in light wood tones with cream curtains. Every room has air-con, a flat-screen TV, a small fridge and a bathroom with a warm-water shower. The room we stayed in was on the third floor, with a window over Phạm Văn Đồng street — late at night it goes quiet enough that you can pick out the faint sound of waves rolling in from the beach. Rooms start at about $30 a night, which is real value for somewhere this close to the sand.
Food and amenities
It's a small hotel, but there's more here than you'd expect. The rooftop is the spot to sit out in the evening, looking across the skyline to the silhouette of the Marble Mountains to the south, and there's a little garden too. The restaurant serves a Vietnamese breakfast, and you've also got a coffee shop, a bar, a games room and a small banquet hall. Airport transfers are available for around $8. Real guests score the place around 8.1/10.
Location and getting there
The thing reviews keep coming back to is the location. Mai Boutique Villa sits only about 0.9 km from the north end of My Khe Beach — a straight 10–12 minute walk down. One guest mentioned making it on their first morning in time to watch the sun come up over the sea, with the beach quiet apart from a few locals doing yoga. The Han River is around 1.5 km off and the Dragon Bridge about 3 km away. On a Saturday night we called a Grab over to catch the bridge breathe fire at 9pm — the ride ran about $1.50.

This is a small place, so go in knowing the facilities are limited — there's no large pool, and the guest score of around 8.1 is the lowest on this list. The airport transfer is a paid extra at roughly $8 rather than a freebie, so book it ahead if you're landing late.
